The B.C. Assessment Authority has released its annual property valuation roll for all homes across the province.
As of July 1, 2025, the following residential properties were the most valuable in B.C.
Home of Lululemon Athletica founder Chip Wilson on Point Grey Road in Vancouver.
1. 3085 Point Grey Rd., Vancouver, $73,457,000
Assessed at $73,457,000, Lululemon founder Chip Wilson’s Kitsilano mansion again tops the list of most valuable homes in the province. It is unlikely Wilson checks on the assessed value of his primary residence, but it has fallen 11 per cent from the July 1, 2024 valuation of $82,664,000 million.

2. 4707 Belmont Ave., Vancouver, $69,878,000
This gated home in one of Vancouver’s most exclusive neighbourhoods saw its value fall three per cent from its 2024 assessment of $71,739,000.

3. James Island, $57,096,000
Bucking the trend in high-end B.C. properties, James Island increased ever so slightly (less than one per cent) to $57,096,000 in the most recent assessment. James Island, which lies offshore of Sidney on Vancouver Island, is one of three islands on the list of B.C.’s 500 most valuable properties.

4. 4743 Belmont Ave., Vancouver, $42,514,000
The one-time home of philanthropists Joseph and Rosalie Segal in Point Grey dropped in value by four per cent to $42,514,000. The house was sold in 2021 for $42 million.
5. 4719 Belmont Ave., Vancouver, $40,600,000
This 18,000-sq.-ft. home on a 60,000-sq.-ft. lot dropped 6.5 per cent in value from $43,390,000 to $40,600,000.
